I’ve heard the question asked often-“Why do I need a Real Estate agent?” That’s a great question especially in a market where you see For Sale By Owner signs in yards, or your friend just tells you how they bought their new home by calling the agent listed on the sign. If buying and selling a house is ‘just that easy’, they why should you do anything different?
First let’s take it from the seller side…Why list with a Real Estate agent? Why pay someone a commission when I can post my house on Zillow for free? Well you can do a lot of things on your own for free, but the difference is experience and knowledge of the market. An experienced local agent will know the value of your home, how the condition of the home will affect your timeline or price, and how the location will appeal to buyers. This knowledge will add up to a larger profit for you and less time sitting on the market which equals less payments to be made. Also, your Real Estate agent will be offering a part of the commission to a selling agent which will draw in a larger audience of buyers represented by agents. Your agent will be responsible for handling showings, open houses, all the paperwork, and coordinating the sale and ultimate move of your family to your next home. This frees you up to focus on details of your move, such as packing. Sounds like a deal right…more potential profit, less time on the market, and less off of your plate. It’s not difficult to see why letting a professional and knowledgeable agent handle the hassle pays off in more way than one!

So why does a buyer need a Real Estate agent if the seller has one that can do it all? Plain and simple…the seller’s agent only represents the seller. It’s like going through a divorce and just letting the attorney hired by your ex-spouse represent you also. Not the best idea. When you decide to buy a home the second thing you should do after getting a pre-approval from a lender is find a Real Estate agent to represent you and begin the search together. Here is the bonus for you as the buyer…YOUR REAL ESTATE AGENT DOESN’T COST YOU ANYTHING! Your agent is compensated by the commission split from the seller’s agent when you decide to buy a home. You would be crazy not to get your own agent!
So why, in the modern age of Zillow and other such real estate apps, do you need a Real Estate agent? Simple. Experience, knowledge, market connection, and the ability to make your home buying process much simpler so that you can focus on your next move!~
